Extensions and renovations that finish on the date we gave you.

Six jobs, and what actually happened on them

Every project below ran with a signed fixed scope and a published finish date. Budget bands are the real contracted range, including the change orders the client approved along the way.

Extension

Rear kitchen & dining extension

Bellhaven $92k–$110k 14 weeks

The challengeA 1926 four-square with a dark galley kitchen and a rear yard that fell away 700mm across the build line. The whole back wall was load-bearing and the client wanted it gone.

What we didUnderpinned the north-east corner in three bays, dropped in a 6.2m galvanised steel goalpost, and stepped the new slab down to meet grade so the doors open flush to the patio. Kitchen relocated to the old dining room; original sash windows kept and re-corded.

Whole home

Whole-home renovation, 1908 foursquare

Cedar Row $210k–$245k 22 weeks

The challengeBought at auction with knob-and-tube wiring, two layers of failed roof, and a stair that no longer met code. The buyers were renting month-to-month and needed a hard move-in date.

What we didFull rewire and repipe, new 200-amp service, roof stripped to deck. Rebuilt the stair with a code-compliant rise and kept the original newel post. Plaster repaired rather than boarded over in the front two rooms. Handed over four days early.

Commercial

Coffee roastery & café fit-out

Old Mill Quarter $128k–$150k 9 weeks

The challengeA cold dark shell in a 1904 mill building: no gas, no grease line, and a landlord who would not touch the roof. The owner had already announced an opening date on social media.

What we didRan a new 3-phase supply and a dedicated roaster flue through an existing chimney chase — no new roof penetration, so no landlord fight. Built the counter, seating banquettes and back-of-house joinery in our own shop while the slab cured. Opened on the announced date.

Renovation

Attic suite & primary bathroom

Millbrook Heights $61k–$74k 8 weeks

The challengeUnusable attic — 1.9m at the ridge, no egress, and a chimney breast straight down the middle of where the bathroom needed to go. Two young children living in the house throughout.

What we didTwo matched shed dormers to buy headroom either side of the chimney, an egress-compliant rear window, and a wet-room bathroom tucked into the low eaves. Dust wall and a separate stair route from day one; the family never moved out.

ADU

Garage to studio ADU

Ashgrove $118k–$140k 16 weeks

The challengeA 1950s single garage on a slab too thin and too low to build habitable space on, plus a setback rule that stopped the footprint growing by even 300mm. The client's parents were moving in.

What we didKept the original footprint exactly, poured a new insulated slab inside the retained walls, and raised the roof to a single pitch for ceiling height. Full kitchenette, level-access wet room, and its own metered supply. Permit approved on first submission.

Commercial

Dental practice refit, live premises

Northgate $185k–$215k 12 weeks

The challengeFour surgeries to rebuild without closing the practice, in a building with a single supply riser and a shared waiting room. Losing a week of appointments would have cost more than the fit-out.

What we didPhased in two halves with a sealed negative-pressure hoarding, all noisy work booked into Thursdays and Sundays. New compressed-air and suction runs, lead-lined X-ray walls, and washable seamless flooring. The practice never lost a trading day.

After Before

41 Bellhaven Road — rear extension

The original back wall had a 1970s infill utility room bolted onto it: 118cm of window for a room the family ate in every day. We took the infill off, kept the brick above, and replaced the whole ground-floor rear with a 6.2m structural opening and a lantern-lit dining box.

03 — How it runs

Five stages, and who is on the hook at each one

Most renovation horror stories are really communication stories. Here is exactly what we need from you, what we do, and how long each stage takes.

First call and site visit

We look at the space, the drains, the meter box and the roof — not just the room you want changed.

You do

A 15-minute phone call, then walk us round. Photos of anything you like helps.

We do

Measure, photograph, check feasibility and flag anything that will need structural or planning input.

TimeframeVisit within 5 working days

Concept design and a real price

Drawings and a line-item price, not a one-page total you cannot interrogate.

You do

Sign a design agreement, pick a direction from two concepts, tell us the number you cannot go past.

We do

Plans, elevations, a written specification and a fixed price broken down by trade with allowances named.

Timeframe2–3 weeks

Permits, orders and the calendar

The stage that silently ruins schedules. We start it before you sign the build contract.

You do

Approve the final drawings and pay the deposit so long-lead items can be ordered.

We do

File the permit, answer plan-check comments, order windows and steel, and lock your crew dates in writing.

Timeframe3–6 weeks

Build

One site lead who is there every day, and one number to call. Priced change orders before any extra work starts.

You do

One 15-minute check-in a week, and decisions on finishes by the dates on your selections calendar.

We do

Dust protection, daily clean-down, a written Friday update with photos, and inspections booked ahead.

Timeframe6–22 weeks by scope

Punch list and handover

We would rather you were brutal in week one than quietly unhappy in month six.

You do

Walk the whole job with us and list everything, however small. Nothing is too petty.

We do

Clear the list, deep clean, hand over warranties, manuals and as-built drawings, and return at 12 months to check.

Timeframe5–10 days · 2-yr warranty

04 — Capability

What we build, and where we build it

Carpentry, framing and finish joinery are in-house on every job. Electrical, plumbing, HVAC and roofing are the same four licensed subcontractors we have used for over a decade — not whoever is free that week.

Rear & side extensions

Single-storey and two-storey. Structural openings, steel, underpinning, glazed links and roof lanterns.

Whole-home renovations

Rewires, repipes, roofs, plaster, stairs and heat. Period-sensitive work on pre-1940 housing stock.

Kitchens & bathrooms

Full strip-out to tiled and tested, including wet rooms, level-access showers and cabinetry from our own shop.

Attic & basement conversions

Dormers, egress windows, structural floors, tanking, sump and drainage, plus the insulation to make it usable.

ADUs & garden studios

Garage conversions and new-build accessory units. Zoning research, permitting, utilities and metering handled.

Light commercial fit-out

Cafés, clinics, studios and offices up to 6,000 sq ft. Phased programmes so you can keep trading.

05 — The crew

The four people who will actually be on your job

No estimator who disappears after the contract is signed. The person who prices your project is the person who runs it.

Rear extension
“The steel came in 9mm out and Marcus told us the same afternoon, with two options and what each one cost. That one phone call is why I would use them again. Final invoice was $1,840 over the contract and every dollar of it was a change we asked for in writing.”
Helen MarshBellhaven · March 2026
Café fit-out
“We had 63 days to open and a flue problem nobody else wanted to solve. Northforge found the old chimney chase on the second site visit and routed through it. I served my first flat white on the day I had promised on Instagram. My accountant is still relieved.”
Dominic OseiOld Mill Quarter · November 2025
Attic conversion
“Two kids under five, eight weeks of building, and we never once had dust in the kitchen. They built a temporary partition on day one that I did not even ask for. The dormers match the neighbours' so well that our surveyor thought they were original.”
Rachel DuignanMillbrook Heights · January 2026
Garage to ADU
“Four stars only because the zoning research took three weeks longer than we were told and nobody warned us early. Everything after that was excellent — my mother has lived in the studio since May and the underfloor heating bill is genuinely $40 a month. They also came back at Christmas to adjust a door that had swollen.”
